The first stage of the Toivo Roztyly project has reached the milestone of the shell construction. Four apartment buildings have completed their load-bearing reinforced concrete structures. Construction work is now moving to the roofs, facades and also to the interiors of the apartments. At the same time, the developer continues to prepare the technical infrastructure within the complex, including roads and pedestrian routes.
“Work on the Toivo Roztyly construction is continuing according to plan and we are pleased that the first stage is slowly taking its final form,” said Dana Bartoňová, Sales Director of YIT Stavo, adding: “Demand from buyers is high, given the elegant architecture, quiet location with excellent transport accessibility and the inclusion of energy-saving features – we have currently sold over 70% of the apartments from the first stage. We believe that the last, almost thirty, vacant units will soon find new owners. Those interested in 2+kk layouts will certainly appreciate the kitchen facilities, including appliances.”
Sustainable and energy-efficient housing
Toivo Roztyly offers a total of 204 apartments in two stages, ranging from 1+kk to 5+kk and sizes from 29 to 120 m2, which have balconies, terraces or front gardens. Each section will include a stroller room and plenty of cellar cubicles. There will also be a space for washing bicycles and dogs. For active and passive relaxation, the developer will create a cozy courtyard and part of a new street with greenery and a park with street furniture.
YIT also emphasizes ecological and energy-efficient elements. This will include a well-thought-out rainwater management system and modern technologies that reduce the energy consumption of buildings (e.g. LED lights in common areas or a controlled ventilation system with recuperation), which will bring up to a third of the energy supplied. There will also be triple-glazed windows or preparation for outdoor shading. The residential area will be complemented by intensive and extensive green roofs and new tree planting. Future residents will have access to bicycle racks on the ground floor and garage spaces with preparation for charging electric cars. During construction, YIT is using so-called green concrete for the load-bearing structures and is also implementing modular bathrooms in selected apartments. The commitment to high quality and a sustainable approach is also underlined by the partnership with the RSJ investment group, which is participating in the financing of the project.

The Toivo Roztyly project on Komárkova Street is adjacent to Michelský les, which seamlessly connects to Kunratický les and Krčský les. All of them offer rich opportunities for relaxation and leisure activities. The location of Prague 11 is also characterized by good transport accessibility. Thanks to the metro C stop – Roztyly, only about 200 meters away, the center of Prague is easily accessible. At the same time, there are plenty of bus connections and connections to main roads (the D1 motorway and the Prague main road). All civic amenities, including shops, schools, kindergartens, medical facilities and sports facilities, are also within close reach.
