Among the key milestones in 2024 are the growth of the rental housing portfolio under the AFI Home brand, which currently consists of 872 rental apartments, and the achievement of its total occupancy of 95%. In March, the company launched its fourth rental house, AFI Home Kolbenova 2 with 327 apartments, and reached 90% occupancy by Christmas. In the same project, a supermarket, laundromat and coworking center were also put into operation, which should not only serve tenants working from home, but should support the development of the business community in this part of Vysočany.
“A major development in our rental housing development in 2024 was the acquisition of two 810-unit projects from FINEP. AFI Home Nová Elektra is now under construction and the implementation of AFI Home V Koryty should start in the middle of this year. We are also preparing the 3rd stage of our AFI Home Kolbenova project with approx. 300 units and expect to obtain a building permit this year," says Doron Klein, Deputy CEO of the AFI Europe Group and Director of AFI Europe for the Czech Republic and Romania, adding: "The aim for AFI Europe for 2025, the growth of the rental housing portfolio remains through further acquisitions of BTR (build to rent) projects".
In the field of commercial real estate, AFI Europe registered a total occupancy of almost 100% for its six office projects last year and plans to maintain this level in the current year as well. The AFI City 1 office building in Vysočany, Prague 9, which welcomed new tenants from the fields of automotive, logistics and pharmaceuticals, reached full occupancy.
"We are also preparing a project of apartments for sale as part of the Vysočan AFI City project. An apartment building with approximately 300 apartments should receive a building permit by the end of 2025," concludes Doron Klein.
