Penta Real Estate is selling a fully leased BASE coworking space in Prague 2. It is part of the Churchill office building. The space was bought by Scott.Weber Workspace, which plans to continue to grow and strengthen as a star on the Prague flexible office market. The current market leader will take over the operation of the coworking space from Penta, which will then focus on new development projects in places such as Florenc and Hlavní nádraží.
"Scott.Weber Workspace registers an increasing demand for fully equipped offices, so we are constantly looking for new opportunities to grow both through acquisitions and organically. With its location, attractiveness and level of services, BASE fully fits into our concept, so it was a logical choice for us . Our prediction of market consolidation is coming true, our centers currently occupy almost 40% of the market," says Adam Zvada, CEO and founder of Scott.Weber Workspace.
"The BASE Prague concept was a combination of a perfect location, a stylish workplace, quality and top-notch facilities with the carefree flexibility typical of a coworking environment. However, we have seen consolidation in the flexible office market on the part of specialist operators who can offer their tenants greater levels of flexibility thanks to a wider range of locations. Instead of further growth of Prague BASE, we have therefore decided to concentrate on our key business – the development of large development projects in the wider center of Prague. However, we will maintain the operation of BASE in the unique environment of the Jurkovič heating plant in Bratislava," says Pavel Streblov, commercial director for commercial construction at Penta Real Estate.
Scott.Weber Workspace, the leader on the Czech flexible office market, will open its 13th office in Prague. It will be called BASE. The BASE coworking center covers an area of 2,200 m2 and has private offices for small and large teams. It also has nine meeting rooms with a capacity of 4 to 18 people, a training room that can accommodate up to 24 people, and a community space where events can be held for up to 100 people. Up to 300 people can work here at once. The campus houses an office building called Churchill I. This building is known for its modern design, flexible floor plan and energy efficient operation (LEED Gold). The building is very easy to reach by public transport, as the central station is located nearby.
"Our plan is to conclude contracts with building landlords for eight more centers by the middle of next year, including expansion at existing locations. Scott.Weber Workspace will thus occupy more than 50% of the serviced office and coworking center market and almost double the current leasable area. It is currently 41,000 square meters. As part of this expansion, we will also enter the regions, gradually opening centers in Brno and Ostrava," says Adam Zvada, CEO and founder of Scott.Weber Workspace.
In the first three months of 2019, the 14th Scott.Weber Workspace center will be opened in Prague's Libni. The new building in the DOCK complex will have 350 office spaces as well as private terraces and event spaces. It will also have client areas focused on the three pillars of wellness known to increase productivity and employee satisfaction. Specifically, services and amenities have been designed to support a healthy body, mental wellbeing to maintain a healthy spirit and social wellbeing to help people and businesses connect and feel a sense of belonging.
