Rooms: 1 large (open-space for 5-6 people) + 1 larger for a studio with a study (min. 6 x 5m), and 1 smaller one for a coaching room/one-on-one (12-15m2 is enough). High-quality wall division is necessary, otherwise the studio is unusable when people are talking next to each other, similarly a fully glazed coaching room with a view of the open-space would not be suitable.
Daylight is a must in the open-space. Suitable view of Prague (e.g. from the higher floors of the building) or of greenery (park / trees), not of the nearby wall of the other building opposite.
Parking: 1 reserved space, preferably with direct access without stairs (elevator / garage), and then for others (so that they can actually park)
Air conditioning: air recovery (air exchange) with air conditioning or air conditioning + openable windows (in the studio there is separate regulation, the lights heat up). Higher ceilings.
Noise: the premises must have perfect windows (triple glazing) and separation from any external noise (e.g. in the case of office buildings, also high-quality doors and walls).
The premises should look representative from the view of the building and the entrance to the building, to negotiate with potential clients. Likewise, the inside must be modern, clean, bright.
The advantage will be the ability to use or cheaply rent a larger office or training room in the building (for 25+ people).
Budget: Rent including fees and energy around 35 - 50,000 CZK / month excluding VAT.
We will also greatly appreciate a small background, e.g. a kitchenette (own).
We will appreciate a terrace (outdoor shared space, greenery or artificial lawn, etc.)
We will appreciate more designer / atypical interior spaces, so that it is not just a dry cube with a gray carpet, that is not what we are looking for.
