Palác Dunaj to be the new seat of the European Commission Representation and European Parliament Liaison Office in the Czech Republic. It will include a visitor centre for the public

Palác Dunaj to welcome prestigious majority tenants. Zeitgeist Asset Management is behind the rapidly-progressing reconstruction of this iconic constructivist building in the centre of Prague on Národní třída. It has concluded a rental contract for 2,600 sq m of premium space with the European Commission Representation and European Parliament Liaison Office. The new premises will become a hub to obtain up-to-date information on what is happening in the EU, for gatherings to discuss European issues, and to further learning on the European Union. The interactive "Europa experience" centre to the general public will be a new feature, with the aim to bringing Europe closer to citizens in an attractive and engaging way.

The Prague office market is expecting an increase in rent prices next year

After three quarters this year, the Prague office market already exceeded the volume of transactions from the covid years 2020 and 2021. The year-on-year increase in gross and net realized demand, i.e. new contracts and their extensions, amounted to 38 percent. Office vacancy has fallen by 0.3 percentage points since the start of the year to 8.1 percent, and demand for flexible space is growing. Prices will increase in the coming year, which, according to representatives of construction and real estate companies, will be reflected in inflationary clauses in contracts and energy prices.

The developer received a zoning decision for the project of a new district in the center of Pilsen

Developer Ameside a.s. from the Prague group Amadeus Real received a planning permission for the project of a new urban district in the center of Pilsen. He wants to build it for roughly eight billion crowns by 2027 on the site of the House of Culture, which was demolished ten years ago. The company is already working on a project to issue a building permit, which will take several months. He wants to submit the application next year, and construction is to start in 2024. Václav Klán Jr., a member of the board of directors of Amadeus Real Estate, told ČTK today. The territorial decision is not final yet.

Organica's offices will use the smart Sharry software

The ORGANICA administrative building will be one of the smartest office buildings in the Moravian-Silesian region after its completion next year. The digitization of individual services and communication tools will be handled by the Sharry software, which is also used by New York skyscrapers, among others. Sharry will connect a mobile application, smart parking and software for receptionists and visitors.

Czech companies are increasing among innovators on the real estate market

Among the companies offering innovative solutions for the real estate sector, four Czech companies appeared in this year's global KPMG research. In previous years, only one represented the Czechia. This year, the research counted almost 800 innovations, the largest number of which were presented by companies from the Netherlands. Overall, it innovates the most in the areas of digitization, connectivity and sustainability.

Czech investments in 2022 rise by 60% y-o-y to €1.15 billion

The Czech real estate investment volume reached €1.15 billion in the first half of 2022. This was a 60% increase and was mainly led by domestic investors who acquired properties worth more than €607 million. Even the number of transactions in Q2 surpassed Q1 of this year. Domestic buyers were involved in 11 of the 13 transactions in Q2, so the share of the domestic capital increased in total volume to 68%, Savills reported.

WOOD & Company Real Estate Fund acquires Green Point

The assets of the WOOD & Company Office Sub-Fund will now be supplemented with their tenth office building. The eight-storey modern building offers 7,500 sqm of leasable office space. Green Point is the third Prague office property held by the WOOD & Company Office Sub-Fund. Since its inception in 2017, it has delivered an average annual return of 11.65% to investors, making it one of the most successful real estate funds in the Czech Republic and Slovakia.
