ČMN expands its portfolio with three office buildings

Českomoravská Nemovitostní (ČMN) is expanding its portfolio with three properties in Karlín, Prague. It bought the office buildings of Zirkon, Apeiron (Rubín) and Corso Karlín with a total area of more than 30,000 m2, standing right next to the Křižíkova metro station. The transaction was financed by Raiffeisenbank.

Reconstructed building B in Prague's Brumlovka is the winner of the HOF AWARDS

Building B in Prague's BB Center (Brumlovce) won the HOF Awards 2021 (Hall of Fame - Best of the Best) in the Best of the Best Legacy (Redevelopment) Development category as the best reconstructed building in Central and Southeastern Europe. A complete renovation of the interior, exterior and surroundings of Building B was completed last summer, and the building is currently almost completely occupied. PASSERINVEST GROUP has invested more than a quarter of a billion crowns in the development of the public space and the pleasant transformation of BB Centrum

PASSERINVEST GROUP, the investment company and Czech builder behind the creation of BB Centrum (Brumlovka) in Prague 4, invested more than a quarter billion crowns in the modification and construction of the public space in 2020 and the first half of 2021. The amount of CZK 275 million crowns, without any state or other subsidies, was used for, among other things, repairs to Želetavska Street, the construction of the new Náměstí Ellen G. Whiteové, the installation of the moving sculpture “Brouk” (Beetle) and the reconstruction of Balance Club Brumlovka. In this way, the company is fulfilling its philosophy to build a sustainable, and environmentally- and user-friendly environment, which has been part of the company’s DNA from the very beginning.

Prague office leasing activity is picking up slowly

According to Savills, total modern office space in Prague increased slightly in Q2 2021 to 3.73 million sqm. Although subdued and still challenged by uncertainty, Q2 2021 saw a recovery in new supply as 49,500 sqm was delivered to the market across four new projects. Even though a decline of 57% is still visible in y-o-y comparison, new office supply for the second quarter is 10% above the pre-pandemic quarterly average.

The area of offices in Prague per person is below average in comparison with the world

According to a survey by JLL Global Benchmarking Service, the global average office space per employee is 13 square meters. In Prague, the area is between 10 and 11 square meters, ie lower than the global average. Employees have the most space in offices in Chicago, USA, almost 23 square meters. At the bottom of the scale are cities like Manila or Bangalore, where workers have 7 square meters at their disposal.
