However, in terms of development, Karlín and its surroundings are still one of the trendiest neighborhoods today, which is evident by the number of development projects you can find in this part of the city.
"There is still enough space for construction in Karlín. And faster development is actually only hindered by lengthy permitting," says Michal Pich, owner of the real estate website RealityČechy.cz. Thanks to excellent transport accessibility and the attractiveness of the location, Karlín is a part of Prague where real estate is in great demand.
Take a look at the most interesting projects that are currently being built or are being prepared in Karlín.
Fragment's counterpart
One of the most visible projects in recent years, not only in Karlín, is the Fragment apartment building with sculptures by David Černý, which the Trigema development group completed last year. Since then, the house has collected numerous awards, including the award for the best larger residential project in the Best of Realty competition.
Billionaire Marcel Soural's Trigema is now preparing another project in the Fragment neighborhood, which is supposed to follow the unconventional house supported by the statue of Lilith. Trigema plans to build a total of three above-ground buildings directly above the Invalidovna metro station.
"We are currently preparing a project for a building permit under the new Building Act. We have a project study that we have divided into three objects. We profile the first one, which is directly above the metro station, as co-living rental housing with micro-apartments and large shared spaces. The other two buildings will be classic rental housing," explains the owner of the Soural group.
Working version of the project above Invalidovna, Trigema
A total of 468 apartments will be built above the Invalidovna Trigema station for around three billion crowns. The QARTA Architektura studio is in charge of the architecture, as with Fragment. "We want it to be tied to and communicate with Fragment," adds Soural, adding that construction could begin sometime in 2026.
New Karlín
Dušan Kunovský, the largest domestic residential developer, is also venturing into Karlín. The owner of the Central Group and the twelfth richest Czech Republic announced a few weeks ago the large acquisition of more than five hectares of land in the neighborhood of the Invalidovna metro and the Olympik Hotel, on which, in addition to empty areas, there is now also the Czech Republic Hotel with adjacent sports fields.
Kunovský plans to build more than a thousand new apartments, commercial spaces, surgeries, offices for Prague 8 and a public space with greenery there. "The planned residential district will be called Nový Karlín. We have been discussing the acquisition for more than two years. It is our most expensive and most complicated transaction in the entire thirty years of Central Group's existence," commented Kunovský.
Central Group is also obliged to organize an urban planning competition for the solution of the entire area according to the rules of the Czech Chamber of Architects and, subsequently, a large architectural workshop for the solution of individual buildings. This will guarantee a high-quality urban and architectural concept of this location.
The newly prepared Nový Karlín district will be multifunctional with a significantly predominant function of housing. There will be both classic owner-occupied apartments and rental housing. In the main communication zones, there should be a lively commercial parterre with a number of diverse smaller businesses.
"We strongly believe in the location of Nový Karlín and we are very happy to be at the birth of this new, unique urban district. We want to make it a really great place to live and a popular place to spend free time for people from the wider area. We plan to approach dozens of different architectural studios for building designs in this location. It will be a great and unique new city district. I personally vouch for that," adds Kunovský.
The Nový Karlín location now has a fresh change in the zoning plan, as well as a contract with the city and the city district. Later this year, the investor plans to announce an urban planning competition according to the rules of the Czech Chamber of Architects, and this will be followed by a large architectural workshop on the designs of individual buildings in the locality.
After that, the project should be fully designed and the building permit processed. According to the permitting process, construction could then begin in about four years, i.e. during 2028. The first stage of construction could then be completed in 2030, and the entire Nový Karlín district could then be ready in 2033. In the event of delays in permitting the new construction, but the completion date can be significantly longer.
PernerKa
There is also interest in new purely office buildings in Karlín. Proof of this is the PernerKa project, which is currently being built directly opposite the Karlín Forum by Coopera Development, a joint venture of billionaire Karl Komárek's KKCG Real Estate Group and Alma Development.
A year and a half ahead of schedule, the building is fully leased. ACTUM Digital and Scott.Weber Workspace will be located in the project as main tenants.

Rohan City
The largest construction in Karlín is the Rohan City neighborhood, which is being built by the developer company Sekyra Group. It's almost complete
