The development company Skanska has been demolishing the brutalist Merkuria building in Holešovice for a year and a half. The demolition period is indeed atypical, and there is a good reason for it – Skanska decided on a bold plan. In place of large excavators, on-site workers try to find other uses for all the material in the building, be it furniture, blinds, iron or concrete.
Skanska's latest and largest administrative project in the Czech Republic, Port7, received the prestigious LEED Platinum certification in the latest v4 version. According to available information, the project received the best rating of all commercial projects built last year in the Czech Republic. Buildings D and E even ranked among the best in the ranking of the most sustainable office buildings in Europe certified in 2023. Demanding environmental criteria were followed both during construction and now during the building's operation. Skanska was able to obtain 3 platinum certifications at once in the campus certification scheme.
The extensive transformation of Rohanské nábreží under the baton of the development company CA Immo did not end with the completion of the last office building. After almost twenty years, the originally neglected area on the right bank of the Vltava river has become a sought-after part of the city, where people go not only to work, but also to relax, play sports and have fun. The complex of a total of five administrative buildings, which are named after rivers from around the world - Danube House, Nile House, Amazon Court, Mississippi House and Missouri Park - has just been completed by a newly completed park, which opens the entire space to the general public. It is accessible not only from Karlín, but also from Holešovice, after the recently approved footbridge with the already popular nickname HolKa. Cyclists can even come here directly from the city center on the backbone cycle path A2, which only recently received a new asphalt surface in this section and was extended to four meters. The final and symbolic completion of the construction of CA Immo in this location is the renaming of the area from the current River City Prague to Riverside Karlín.
• Less than a year after the first tenant moved in, the Mississippi House and Missouri Park office buildings on the River City Prague office campus are fully occupied
• 18 concluded lease transactions with a total of 16,200 m2 of modern administrative space in the Prague portfolio of CA Immo during the first 5 months of 2022
• As companies struggle for the best brains, the trend toward the highest quality offices is growing
The long-awaited HolKa footbridge construction project will make it easier for pedestrians and cyclists to move between the two dynamically developing districts of Prague. At the same time, it activates the creation of follow-up projects of the capital and private investor CA Immo, which will contribute to the attractiveness of the Vltava embankment in the area of Rohan Island.
The consulting company BNP Paribas Real Estate recorded a fifth higher demand for new offices in Prague in Q3 compared to 2020. New leases accounted for 58% of the total result in the period from July to September; in the remaining cases, existing contracts were renegotiated. Also thanks to these positive signals, the implementation or preparation of several large-scale projects with a total volume of 0.5 million m2 of new office space, which should grow in Prague by 2025, continues.
• CA Immo leased 60% of the newly built Mississippi House and Missouri Park office buildings in the River City Prague office campus in the area of Karlín
• New tenants: Pure Storage and Novo Nordisk
• During the first 9 months of 2021, CA Immo closed 15 lease transactions with a total volume of nearly 18,500 sqm of modern office space in Prague
The construction of a new city district in Modřany, Prague, is being prepared by Skanska. The developer will present a unique project in the European context focused on sustainability, innovation and good neighborly relations. Some of the technologies used will experience the Czech premiere. The district called Modřanský cukrovar will be full of greenery, with rich space for community meetings and life without cars.
