The modern AFI Europe office complex with the largest green facade in Central Europe will soon welcome another prestigious tenant. The law firm Wolf Theiss, which until now was also based in Karlín, but near Florence, will move its team here. The European media and entertainment company Sky CP Limited will open a development center in Prague for the Sky Showtime streaming video service with millions of viewers worldwide. It plans to hire dozens of developers specializing in so-called front-end programming and the JavaScript language to the premises in Karlín.
The development company AFI Europe is taking stock of the results for last year, in which it fully devoted itself to the implementation of its new corporate strategy focused exclusively on rental housing: It is currently building four buildings in Prague in three residential projects. AFIHOME Třebešín (formerly Tulipa Třebešín) is the furthest in the preparations, which was the first to achieve a rough construction. The house, which will offer a total of 61 housing units, should be completed this year. Another project is the multifunctional complex AFIHOME Karlín with a total of 170 apartments, which will complement the shops and services. He reached the glajcha at the turn of this year. The other two apartment houses are growing in parallel in the new multifunctional district of AFI City. The first of them already has a complete rough construction, the construction of the second building was started in November last year. In addition to rental housing, AFI Europe also approved and sold 80% of the luxury villa houses in Tulipa Třebešín, in which it also created a model apartment under the direction of designer Magdalena Hopkins. The company was also active in the field of commercial real estate and expanded its office portfolio with Avenir Business Park in Prague 5 - Nové Butovice. The company bought it for 66.5 million euros and is now almost completely occupied.

The Classic 7 Business Park, AFI Karlín, AFI Vokovice and the AFI City 1 building now also include the Avenir Business Park in Prague 5 - Nové Butovice. The company bought it from the EPISO 4 fund from the British company Tristan Capital Partners for 66.5 million euros. The premium office complex with a total leasable area of more than 25,600 m2 is almost 100% occupied. Long-term tenants include companies such as ČSOB (belongs to the KBC Group), ING, Porsche, McDonald’s, Conduent, Dermacol, Simac Technik and Coloplast.
The developer AFI Europe, which has so far implemented three phases of the Classic 7 Business Park administrative center in the field of office real estate, AFI Karlín, AFI Vokovice and AFI City 1, has decided to take a major step in the fight against the coronavirus pandemic and in protecting its tenants. It is newly installing a unique system of Global Plasma Solutions (hereinafter referred to as GPS) in the common areas of its office buildings, whose patented technology based on bipolar plasma ionization effectively eliminates bacteria and viruses in the interior of buildings, including elevators. For SARS-COV-2, tests have even shown 99.8% efficacy. The same system is already used abroad, for example, by the White House - the seat of American presidents in Washington, Harvard University or Google.
AFI Europe has signed an agreement to purchase the Avenir Business Park office center in Prague 5, owned by one of the funds of the British company Tristan Capital Partners. The premium office complex with a total leasable area of more than 25,600 m2 is almost 100% occupied. Prestigious tenants include companies such as ČSOB, ING, Porsche, McDonald’s, Dermacol and Coloplast. The value of the transaction, including certain settlements, is EUR 66.5 million. The transaction will be completed as soon as the seller meets the pre-agreed conditions in the transaction contract.
The AFI City office building 1 on the city brownfield in Prague 9 near the Kolbenova metro station is full of interesting architectural and design elements. One of them is the artistically crafted gear motif, which occupies the entire main wall of the reception hall, and is the first thing that welcomes visitors. The work by Czech artist Ivan Komárek is a reminder of the rich industrial past of Vysočany, which was the pride of Czech industry at the turn of the 19th and 20th centuries: the most important companies at the time included the Czech-Moravian Machine Factory, Kolben's Electrical Factory and a plant of the engineering company Breitfeld-Daněk, later connected with the world-famous ČKD, but also the carmaker Praga or the Avia Aero aircraft factory.
Developer AFI Europe has completed the first commercial building in the newly built AFI City district on a large brownfield in Prague 9 - Vysočany. The elegant AFI City 1 office tower, with a height of 75 meters, has become a new dominant feature of the rapidly developing location around the Kolbenova metro station. Behind the distinctive façade with an atypical lattice and a pearl effect, there are 17,300 m2 of modern offices, complemented by a retail unit, storage facilities and an underground car park with a capacity of more than 300 parking spaces, a bicycle shed and showers. The construction work was carried out in accordance with the principles of sustainability, so the building has already received the green pre-certification BREEAM Excellent. The CMC architects studio is behind the project design, Gemo was the general contractor for the construction and OM Consulting provided construction supervision. AFI Europe's total investment exceeded 40 million euros.
