Office construction in Prague slowly comes back to life, the market is being saved by renovations

The market for modern office space in Prague at the end of the 1st quarter of 2024 amounted to approximately 3.91 million m2. The vacancy rate increased slightly to 7.5%, representing approximately 292,000 m2 of vacant office space available for immediate lease. After a long period of inactivity, new speculative construction is now slowly starting to thaw. And despite the long-term growth of rents, Prague remains an attractive and competitive location attracting new investors. This is according to the regular quarterly survey of the office real estate market published by Colliers, a leading provider of diversified professional services in the field of commercial real estate and investment management.

Part of the Dornych project in Brno will be the NYX lifestyle hotel from the Leonardo Hotels network

The Dornych project of the Crestyl Group, which will replace the old shopping center in the neighborhood of the Brno Central Station in the coming years, will also offer a hotel. The Leonardo Hotels network will strengthen its presence in the Czech Republic with the opening of a new lifestyle hotel, NYX Hotel Brno by Leonardo Hotels. It will open in mid-2028 and will be the group's second hotel in the Czech Republic after NYX Hotel Praha, which opened in 2017. The Dornych project will offer a freely accessible public space flanked by several smaller buildings. The lower floors of the new buildings will be reserved for shops and services, while the upper floors will house rental housing and offices in addition to the aforementioned hotel. One of the buildings will be occupied by the EUC clinic.

Koncern Passerinvest v březnu zkolaudoval novou administrativní budovu Roztyly Plaza na Praze 11, přímo u stanice metra C Roztyly. Projekt tak nově rozšířil pražský kancelářský trh o 21 700 m² kanceláří poslední generace, ze kterých je aktuálně již jen polovina k dispozici. V přízemí budova nabízí 1 600 m2 obchodních jednotek. Ty od dubna obsadí například moderní kantýna s kavárnou Perfect Canteen, lékárna a specializovaný obchod s drony. Kromě snadné dopravní dostupnosti je velkou předností projektu jeho velkorysé propojení s přírodou díky těsné blízkosti Krčského lesa a městského parku Nové Roztyly. Za architektonickým ztvárněním budovy Roztyly Plaza stojí studio Aulík Fišer architekti.

Generation X feels the busiest, the youngest and oldest employees would welcome a four-day work week

A new survey by Colliers has shown that employees between the ages of 44 and 59 are under the most pressure in the workplace. Roughly half of them (44%) state that they cannot handle their agenda during standard working hours, i.e. within 40 hours a week. The results of the survey also show that more than half of all respondents would vote for a shortened working week. The young generation Z (people under 27) and the so-called Boomers (people 60+) gave this answer most often.

The floor plan of this building from the pen of Schindler Seko architects resembles a four-bladed propeller and thus refers to the history of the region. The regional office market becomes increasingly attractive, attracts by lower prices and greater availability of space

Regional cities in the Czech Republic are becoming an increasingly interesting alternative for investors looking for cheaper, yet high-quality office space outside of Prague. That's according to the latest survey by Colliers, a leading provider of diversified professional services in commercial real estate and investment management. According to him, net realized demand in Brno grew by 43% year-on-year, in Ostrava by 127%. At the same time, prices are kept at a level that is one third to one half lower than in Prague. Even more interest in regional cities could be aroused by a better offer of serviced offices, which are of particular interest to established companies on the market in connection with the development of hybrid work and the introduction of hub & spoke or flex & core models.

Last year, Czech investors in CEE carried out transactions for almost 1.5 billion euros

According to the current report of the real estate consulting company Cushman & Wakefield, the commercial real estate market in 2023 in the Central and Eastern European region saw a significant decrease in investment volume: year-on-year it was a 55% reduction to a total of 5.02 billion euros. The largest part of the capital went to the office sector, which also saw the most significant increase in income. Despite the complications, the market is showing resilience, especially in the logistics and residential sectors, which are the areas with the greatest potential for growth.
