On September 12, 2024, CTP, the largest European developer of industrial and logistics parks, opened its state-of-the-art office building I in the Vlněna complex in Brno, which was created by the revitalization of a former brownfield. The festive event was attended by important personalities from among clients, partners and the city. The 60-meter-tall structure, designed by architectural studio acht, boasts innovative technologies, including a drone mail system that was demonstrated with a test flight at the event.
Almost half of Czechs eat lunch directly in the office, and only a fifth of them go to company canteens, according to a new survey by the IN CATERING company, conducted by the Ipsos agency on a sample of 509 respondents aged 18 to 65. About a tenth of Czechs go to restaurants, and when choosing a place, the most important factors are the quality of the food and the price, while the strongest motivator for changing a favorite restaurant is special prices and discounts.
When you think of the development of Karlín, you probably think of the period at the turn of the millennium, when investors led by Serge Borenstein started to transform the gray inner periphery of the city into a new lively district. The development was also accelerated by the floods in 2002, which, although they were a disaster for many, meant new construction possibilities for Karlín.
Almost a third of the office market in Prague is twenty or more years old. This presents a problem for many tenants, not least because they cannot emphasize sustainability in these buildings and thus meet their ESG goals. Building owners are offered a solution in the form of complex renovations, but according to experts from Colliers, this is hindered by the low vacancy rate on the Prague office market, which offers few alternative spaces. Nevertheless, it turns out that the reconstruction of old buildings can be less demanding than the construction of new ones. A well-planned and well-executed strategic renovation can bring long-term benefits to landlords, including higher rents.
The landmark building is being extensively renovated to high design standards that put people at the center.
· Focus on new services, highest tenant comfort and energy efficiency.
· Construction is set to begin in Q4 2024, with the completion of the New Danube House expected at the beginning of 2026. Full operations will commence in Q1 2026.
From July 1, 2024, the new Building Act also applies to ordinary buildings. In the long term, it will speed up and simplify construction management. It waives unnecessary technical requirements, which will make housing construction cheaper. The building permit is obtained by the builder in one place online in the builder's portal. Along with the new construction law, the related implementing regulations, including the modern decree on construction requirements, also came into force. The law also provides for a transitional period until the end of June 2027. Until then, it will be possible to use the documentation that the builder developed before the new building law came into effect.
