Well-being: how can the work environment contribute to improved mental health?
For many people, after a long "covid" break, the work environment is where they spend most of their time again. For this reason, it is important that the work environment is pleasant and supportive of their mental health. The trend of recent years is set clearly, give people what they want. Give them a pleasant working environment and they will be more willing to stay longer, finish the job and spend time away from home. And it makes sense. A happy colleague/employee equals better work ethic, results, engagement, willingness to stay longer, but it also translates into mood and relationships within the team.
Almost half of Czechs eat lunch directly in the office, and only a fifth of them go to company canteens, according to a new survey by the IN CATERING company, conducted by the Ipsos agency on a sample of 509 respondents aged 18 to 65. About a tenth of Czechs go to restaurants, and when choosing a place, the most important factors are the quality of the food and the price, while the strongest motivator for changing a favorite restaurant is special prices and discounts.
Profile Furniture has completed the implementation of interiors of the new CEZ office building at the Dukovany nuclear power plant. The total volume of the contract reached CZK 11.4 million. The design of the building is the architectural studio DI5, which held the design inspired by the power plant itself. The project included 242 jobs, meeting rooms, dining room, classrooms and workshops and was implemented in two stages in the first half of this year.
The Victoria Palace was inaugurated on Vítězné náměstí in Prague. It has 92 luxury apartments and commercial spaces in the lower part. It is the first new building on the square in 87 years. The construction of the house with a distinctive facade cost approximately 850 million crowns. The architectural design of the building was developed by Jakub Cigler's studio. It had been planned for more than 15 years to build an opening on the northern corner of the square. The construction project on this land was bought by the Kaprain group in 2016, which in the same year also invited a partner, Pentu Real Estate.
The office market is slowly recovering from a deep depression. Managers are looking to more modern workplaces not only to meet future sustainability requirements, but also to entice employees from their homes back into the workplace. Škoda Auto recently moved to new offices, large media houses are changing their addresses, and Česká spořitelna, for example, is already looking at a modern building in Smíchov. Some authorities and public institutions are also looking for a new seat. However, many companies prefer the reconstruction of existing buildings.
The rebranding and reconstruction of the building on Karlov náměstí concerns retail and office spaces and architectural modifications with the installation of a new logo and brand identity.
With the ceremonial knocking of the foundation stone, Passerinvest Group symbolically started the construction of the multi-functional building Hila in Brumlovka in Prague 4. Upon its completion in the spring of 2027, the building will provide a combination of approximately 20,500 m² of offices for rent (2nd to 8th floors), 71 rental housing units (9th to 15th floors) and on the ground floor a commercial area of 2,000 m². All this within one object. The building will also offer spacious terraces for office users and loggias with beautiful views for residents. The Hila building will fully comply with the company's ESG strategy and will thus be equipped with modern technologies, of which, for example, the cooling and heating system with radiant ceilings, which represents the most modern concept of indoor climate control, is worth noting. Thanks to a well-thought-out combination with planned heat pumps, it will be a highly efficient and operationally economical solution. The renowned studio Aulík Fišer architekti is behind the architectural rendering of the project, the construction contractor is the company Gemo. The owner and investor of the building is the Passerinvest Group.
Prague Research Forum announces data on the office market in Prague for Q1 2024:
Almost 71,300 m2 of office space is under construction, of which 82% will be completed this year.
In the first quarter of 2024, one office building was completed – Roztyly Plaza (21,700 m2). Thus, 80,300 m2 should be completed for the entire year 2024, significantly less than the long-term average.
Gross realized demand reached a total of 108,700 m2 in the first quarter of 2024, a year-on-year decrease of 19%.
Net demand was 46,000 m2 in the same period, 38% less than in the same period last year.
Net absorption was positive in the first quarter and reached 8,900 m2.
The vacancy rate increased 30 basis points from the previous quarter
to 7.5%.
The highest achievable rent increased slightly to EUR 27.50-28.00 per square meter per month.
