More than 40% of all office real estate on the domestic market is certified by one of the internationally recognized systems that confirm its sustainability: the British BREEAM or the American LEED. In this respect, the Czech Republic, together with other countries in the CEE region, ranks among the champions of the whole of Europe - the average is around 20%. Much has been written about the positive impact of certified buildings on the health and well-being of employees, minimizing environmental impacts and saving operating costs. However, one question remained unanswered: how is the certification of office buildings really reflected in their performance, ie prices per square meter of rented space and occupancy? CBRE, the world leader in commercial real estate services, is now providing the key answer. It is based on an analysis of almost 22,000 leases concluded in the last five years in 12 European countries, including the Czech Republic.

The Passerinvest Group, an investment and development company whose flagship project is Prague’s BB Centrum (Brumlovka), has begun the construction of the new Roztyly Plaza office building. The building, with a total area of 23,000 m2 from the workshop of the architect studio Aulík Fišer architekti, is going up right by the Roztyly metro station (C line) in Prague 11. Apart from the office function, the project also offers a public P+R parking lot and several retail units, which will significantly expand the local civic amenities.
The consulting company BNP Paribas Real Estate recorded a fifth higher demand for new offices in Prague in Q3 compared to 2020. New leases accounted for 58% of the total result in the period from July to September; in the remaining cases, existing contracts were renegotiated. Also thanks to these positive signals, the implementation or preparation of several large-scale projects with a total volume of 0.5 million m2 of new office space, which should grow in Prague by 2025, continues.
The coronavirus pandemic in the last year and a half has significantly affected the labor market as a whole, including the way individuals and teams work. With the disintegration and gradual return of most employees to the workplace, it is not only changes in the work model, but also the transformation of the offices themselves. CBRE, a world leader in commercial real estate services, has recently conducted two large-scale surveys to map current attitudes and expectations on the part of both companies and employees. Their results clearly show the emerging trend of a hybrid model of work, which effectively combines office work with teleworking.

Building B in Prague's BB Center (Brumlovce) won the HOF Awards 2021 (Hall of Fame - Best of the Best) in the Best of the Best Legacy (Redevelopment) Development category as the best reconstructed building in Central and Southeastern Europe. A complete renovation of the interior, exterior and surroundings of Building B was completed last summer, and the building is currently almost completely occupied.
