The market for modern office space in Prague at the end of the 1st quarter of 2024 amounted to approximately 3.91 million m2. The vacancy rate increased slightly to 7.5%, representing approximately 292,000 m2 of vacant office space available for immediate lease. After a long period of inactivity, new speculative construction is now slowly starting to thaw. And despite the long-term growth of rents, Prague remains an attractive and competitive location attracting new investors. This is according to the regular quarterly survey of the office real estate market published by Colliers, a leading provider of diversified professional services in the field of commercial real estate and investment management.
With the ceremonial knocking of the foundation stone, Passerinvest Group symbolically started the construction of the multi-functional building Hila in Brumlovka in Prague 4. Upon its completion in the spring of 2027, the building will provide a combination of approximately 20,500 m² of offices for rent (2nd to 8th floors), 71 rental housing units (9th to 15th floors) and on the ground floor a commercial area of 2,000 m². All this within one object. The building will also offer spacious terraces for office users and loggias with beautiful views for residents. The Hila building will fully comply with the company's ESG strategy and will thus be equipped with modern technologies, of which, for example, the cooling and heating system with radiant ceilings, which represents the most modern concept of indoor climate control, is worth noting. Thanks to a well-thought-out combination with planned heat pumps, it will be a highly efficient and operationally economical solution. The renowned studio Aulík Fišer architekti is behind the architectural rendering of the project, the construction contractor is the company Gemo. The owner and investor of the building is the Passerinvest Group.
After moving from Žižkov at the end of last year, the National Film Archive (NFA) settled in Nuslí. The company Profil Nábytek in tandem with the architectural studio Schwestern created an attractive working environment for employees in the building near Botič, opposite the Theater Na Fidlovačka. The uniqueness of the new interiors lies, among other things, in the fact that if NFA moves again in the future, the modular furniture can continue to be used according to needs and current dispositions.
This year, the city of Ostrava completed the preparation of a new strategic plan for the development of Ostrava with a view to 2030. The main vision is fundamentally unchanged compared to the previous plans. The efforts to connect the city internally and with the world and the revival of the historic core remain among the priorities. Closely related to this is the construction of new buildings that Ostrava will be proud of and which in a wider context will benefit the general public. However, the local government cannot satisfy such construction alone. Therefore, private investors become important drivers of urban development. Only an open and cooperative approach from both sides has the potential to meaningfully develop the city - with ecologically sustainable construction and valuable architecture.

A new survey by Colliers has shown that employees between the ages of 44 and 59 are under the most pressure in the workplace. Roughly half of them (44%) state that they cannot handle their agenda during standard working hours, i.e. within 40 hours a week. The results of the survey also show that more than half of all respondents would vote for a shortened working week. The young generation Z (people under 27) and the so-called Boomers (people 60+) gave this answer most often.
The elegant organic curves of the new administrative building ORGANICA, which is behind the development company CONTERA, flow with the rather harsh urbanism of Ostrava. The floor plan of this building from the pen of Schindler Seko architects resembles a four-bladed propeller and thus refers to the history of the region. The facade gives the impression of a cog wheel that seems to fall out of the mining towers and grows through the greenery.
According to the current report of the real estate consulting company Cushman & Wakefield, the commercial real estate market in 2023 in the Central and Eastern European region saw a significant decrease in investment volume: year-on-year it was a 55% reduction to a total of 5.02 billion euros. The largest part of the capital went to the office sector, which also saw the most significant increase in income. Despite the complications, the market is showing resilience, especially in the logistics and residential sectors, which are the areas with the greatest potential for growth.
