The ambitious Brno Jedna project, resulting from the revitalization of a brownfield with an area of ​​approximately 4.5 hectares, marks a significant step in the transformation of the Cejl - Křenová location, which is one of the key areas of the city of Brno from the point of view of strategic development. "The location in close proximity to the center has enormous potential to become a new vibrant district of the Moravian metropolis. We believe that Brno Jedna will become a symbol of positive changes in the entire area, similar to what happened, for example, with the former Vlněna or in the Vaňkovka area. Within the complex, we want to build comfortable housing with added value not only for future residents, but also for residents from the immediate vicinity. For example, we are negotiating with the city about connecting the complex to the Svitava River embankment, which should become an attractive public space modeled after modern European cities such as Copenhagen," explains Petr Pospíšil, director of the Brno branch of PSN.

New generation housing with an investment in the future

The first stage, with buildings named Neon and Xenon, will be built in the northern part of the complex and will offer a total of 188 residential and accommodation units, mainly with 1+kk and 2+kk layouts. They will be complemented by several spacious 3+kk and 4+kk apartments on the top floors. Most units have balconies or front gardens. Of course, there are plenty of parking spaces and cellars. "Smaller apartments, which are in the greatest demand on the market, are suitable for students or young professionals who are looking for starter housing and want to invest in their own. They will certainly appeal to singles or older people couples who, for example, are passing on their family home to the next generation. As part of the project, we want to gradually create a high-quality public space with a wide range of leisure activities. We believe that Brno Jedna will become a lively center with great growth potential and an interesting opportunity for investors,” says Petr Pospíšil, adding: “In the next stages that we are preparing, we are also planning family or rental housing.”

New residents will have access to above-standard common areas, including a bicycle shed, a stroller shed, and a laundry room in each block. Two roof terraces will become places for leisure and mutual meetings: the first is intended for active residents and includes a workout zone and beds for growing vegetables and herbs. The second, a relaxation terrace, will be created on the top floor and will offer an outdoor kitchen, a grill, and impressive views of the city skyline. PSN emphasizes the creation of a high-quality ground floor that will connect with the surrounding development and architecture. Five retail units will house shops and services for residents and locals. Well-lit streets with a camera system and carefully maintained surroundings will contribute to the aesthetics and safety of the area.

In industrial design with a modern twist

The architectural design of the entire project by the renowned studio A8000 envisages fresh living in buildings with 8 above-ground and 2 underground floors. The architecture respects the industrial history of the location, which it imaginatively transforms into a modern form. It combines industrial and hi-tech elements with contemporary design, using, for example, light blue copilit, corrugated iron or grey cladding boards. “The mosaic of selected materials has its own reason for each individual location. The sheet metal and glass panels are a reference to the primary materiality of the industrial area. We used white plaster as a familiar and simple material, and especially in the context of Brno, with contrasting dark-framed windows, it is a subtle reference to Brno's functionalist residential buildings. The combination of exposed concrete and greenery in the details gives the whole a wildness in just the right amount,” describes Anna Vršková from the A8000 architectural studio. She then adds to the overall concept: “The design is tailor-made for a specific location, both in its function and its material solution and visual expression. We started from a classic urban block, which we adapted to match the specifics of the given location and respond to its past and future potential. We emphasized maximum use of the land while maintaining the quality of housing in each unit.” The Brno Jedna development area also includes offices, and in the future, a larger amount of retail space and a hotel will also be added.

With energy-saving and sustainability elements

The project also includes elements of sustainability and energy efficiency and will have an energy certificate of the building in the most economical category A. Solar panels are planned on the roofs to power the common areas and the garages will be prepared for charging stations for electric cars. Some of the more spacious units will include recuperation. Rainwater will be used for irrigation. Bicycle racks for shared bicycles will be placed in front of the complex. The developer also plans to create outdoor seating areas surrounded by greenery.

Pleasant living in a dynamically developing neighborhood

The location, which is given a distinctive character by the local industrial heritage and its location along the Svitava River, benefits from excellent accessibility to the city center. Thanks to excellent public transport connections, residents can reach work and entertainment in just a few minutes. It is also close to Brno's main train station. Residents have all civic amenities in the immediate vicinity. In the future, according to the new Brno zoning plan, the area is expected to be connected to a new city avenue, including a tram line. The development of the location will also be contributed to by the implementation of plans to build a river promenade and new cycle paths.
