The development was also accelerated by the floods in 2002, which, although they were a disaster for many, meant new construction possibilities for Karlín.

From July 1, 2024, the new Building Act also applies to ordinary buildings. In the long term, it will speed up and simplify construction management. It waives unnecessary technical requirements, which will make housing construction cheaper. The building permit is obtained by the builder in one place online in the builder's portal. Along with the new construction law, the related implementing regulations, including the modern decree on construction requirements, also came into force. The law also provides for a transitional period until the end of June 2027. Until then, it will be possible to use the documentation that the builder developed before the new building law came into effect.
After years of depression, the domestic real estate market is starting to revive. In recent months, the Komerční banka building on Wenceslas Square, the Palác Pardubice shopping center have already been sold, and there is even a gem for sale in Na Příkopě Street: the Myslbek commercial and office building.
The market for modern office space in Prague at the end of the 1st quarter of 2024 amounted to approximately 3.91 million m2. After a long period of inactivity, new speculative construction is now slowly starting to thaw. And despite the long-term growth of rents, Prague remains an attractive and competitive location attracting new investors. This is according to the regular quarterly survey of the office real estate market published by Colliers, a leading provider of diversified professional services in the field of commercial real estate and investment management.
After moving from Žižkov at the end of last year, the National Film Archive (NFA) settled in Nuslí. The company Profil Nábytek in tandem with the architectural studio Schwestern created an attractive working environment for employees in the building near Botič, opposite the Theater Na Fidlovačka. The uniqueness of the new interiors lies, among other things, in the fact that if NFA moves again in the future, the modular furniture can continue to be used according to needs and current dispositions.

Although it came into effect at the beginning of the year for infrastructure and transport constructions, according to him, all other constructions, including large development projects, will also be assessed in the summer.
