"We at Crestyl have extensive experience in the construction and operation of multifunctional buildings and we want to build on this with BOKA Pankrác. Although this is not a large-scale project, we see enormous potential in it. It has all the parameters to become the headquarters of a large company that can fully adapt it to its needs with all the comfort for more than a thousand employees. However, the layout also allows the space to be divided into smaller units, which is not at all common in new administrative buildings. Everything will be complemented by a shopping arcade with a number of shops and services, which will offer unique amenities for office tenants and residents in the area," says Lenka Preslová, sales director for commercial real estate at Crestyl Group.

Shops and offices

The elongated shape of the building will offer two faces. On one side, BOKA Pankrác is directed towards a quiet residential area – this part of the project will feature cascading terraces on the upper floors with a total area of ​​1,100 m2, while the other, busy side towards Na Pankráci Street will be characterised by an active parterre with shops. These will be located not only on the ground floor, but also in the basement, where a supermarket will be created in addition to a shopping arcade. In total, shops and services will occupy an area of ​​3,700 m2. The project is energised by a public arcade running through the centre of the building. The project will not become a barrier to the outdoor space, but rather a natural part of it, while shielding residents of the neighbouring apartment buildings from the busy street with ramparts.

In addition to shops, BOKA Pankrác will have a total of 11,000 m2 of offices of the highest standard. The two-story foyer with a reception and a café will allow employees to use this inspiring space for their work when the usual office style does not suit them. There will of course be enough parking spaces for bicycles and cars in underground garages - including fast chargers for electric cars.

"The building will be innovative and energy-efficient, we want to meet all the demanding requirements of the highest level of the prestigious global certification of long-term sustainable projects Leed Platinum. The use of ecological materials, recuperation or rainwater will be a matter of course. The goal is to minimize the environmental footprint and significantly reduce operating costs," says Jaromír Krb, development director of Crestyl. Therefore, the building is planned to have an accumulation and retention tank, rainwater will be used not only for irrigation, but also for flushing. Heating and cooling will be provided by an alternative energy source. In addition, photovoltaic panels will be placed on the roof.

BOKA as a Bay of Peace

The name of the project refers to both its location and its character. Boka Kotorska is a picturesque, strategically located bay in the Adriatic Sea. In history, it has always represented a gateway to trade, the favorable climate guaranteed high fertility, and the narrow rocky entrance throat, in turn, provided safety. Kotorska Street and the tram stop of the same name surround the building of the new project, which is located in a strategic location for business, and its thoughtful architecture will offer countless bays, inlets and shelters for focused work and relaxation.

The architectural design plays with light and shadow

The building naturally continues the existing character of the Na Pankráci Street development, thus respecting its urban continuity and harmoniously complementing the local environment. Thanks to the thoughtful design and choice of materials, BOKA becomes a natural part of the street profile, without losing its expressiveness and modern concept. The building's facade is not just a shell, but a living element that reacts to light and shadows. Its ability to change its appearance and atmosphere gives the building a completely new dimension during the day. An integral part of the facade solution is the abundant use of greenery. It is an integral part of the architectural language in the design and at the same time contributes to creating a pleasant climate on the terraces.

"The design and innovative approach to sustainability correspond to the values ​​of a modern working environment and the investor's vision. Therefore, the project is designed to the highest standard with Leed Platinum certification. The energy solution combines modern technologies with an emphasis on practicality. It uses alternative energy sources and photovoltaic panels that ensure energy efficiency and minimize the ecological footprint," explains lead architect Jan Juráš from the Perspektiv studio, which designed the BOKA Pankrác project, in detailing the architectural concept.
